TENANTS INFORMATION GUIDE
1. APPLICATION & REFERENCING:
Once you have found a suitable property that you wish to apply for, A Tenancy , all Tenants must be 18yrs old will need to complete an application form as they will need to be named on the Tenancy Agreement. Should you require a Guarantor because you are on housing benefit, only recently started a new job, or are on a low income, the guarantor(s) will also need to complete an application form, as they will sign the Tenancy Agreement along side the tenant(s).
On receipt of fully completed application form(s)
we will need a valid Passport/ driving license, recent utility bill so we can get proof of address. we will then contact the Landlord with your details for acceptance by the Landlord. Next stage thepayment of an administration fee of £120.00 per single applicant, £30.00 per including Guarantor (if required). Once the administration fee has been paid we will then proceed with the referencing procedure, which usually take a few days working days. Please note that the administration fee will not be deemed an offer of tenancy is solely to cover administration costs and is non refundable should your application be unsuccessful or you withdraw, for any reason.
2. MOVING IN DATE
Only when acceptable references have been received and approved will we contact you to arrange a mutual moving in date and time. The moving in date will have a specific time for all tenants and the guarantor (if applicable) to attend the office in order to sign tenancy agreements, Inventory and Schedule of condition and pay all the monies in advance. Once tenancy is signed by Tenants abd Guarantor if and all monies paid in advance and inventory will be arranged on the day so Tenats can witness Inventory.
3. MONIES PAYABLE IN ADVANCE
All monies payable in advance can only be accepted either by banker’s draft or building society cheque or Debit Card Payment. This must be paid prior to the moving in date and failure to do so may delay your moving in date. Monies payable in advance consist of the following: All monies must be cleared funds Cheques must be paid 5 days prior to moving.

4. PAYMENTS TO IN2 NET LETTINGS
payments will be st up via Standing Order and must be paid in advance at all times Standing order will only be set up for collection on 1st day of tenanct in advance for following month. Failure to do so could result in showing rent arrears against you. All rents are exclusive of local authority charges and utility bills, unless stated otherwise. Note that late payments will constitute a penalty fee of £25 which will be deducted from the security deposit before it is returned at the end of the tenancy agreement.

5. SECURITY DEPOSIT
All deposits are held by in a Deposit Protection Scheme. No interest is payable to either tenant or landlord. The Security Deposit is held against any dilapidations, damage or expenses during your tenancy and cannot be used as the last month’s rent. The deposit will be returned within a 10 day period after you have vacated subject to you supplying a forwarding address and returning all keys at the official check out. There will be a check out fee of £24.95 that will be deducted from the deposit.
